If you are interested in applying for an apartment, condo, town home,
single-family home or other residence, the following information will
be helpful. It will describe the Tenant requirements and procedures
that Superior Realty follows in order to provide fair housing.
Viewings: After reviewing the superior Realty list of available properties, drive
by those homes in which you have an interest. A drive-by is recommended
to allow you a chance to inspect the age, condition and surrounding
areas to see if they meet your standards
Appointments: Once you find a place that interests you, call
us to set up an appointment view all aspects of the property.
Appointments are scheduled Monday through Friday 9am-5pm, and Saturday
by appointment only. Please
be prompt for your viewing appointment as our leasing staff may not be
able to wait for your arrival due to additional viewing appointments.
Applying: Applications may be obtained from the leasing staff at the time you are shown the property, OR from the office, OR here on the website. The Application must be completely filled out and signed before they can be processed. Each Adult resident must fill out a
separate application to ensure we receive complete background
information. Married couples may complete one single application,
unless two different names are used.
The
application must be signed by every applicant, Driver’s license must be
photocopied when application is made. Other photo I.D. may be
acceptable. We can hold a property for an approved applicant on most
properties for up to two weeks only with a deposit to hold.
Fees: We collect a $ 50.00 non-refundable application fee per adult that will be living in the unit (any one 18 years and older). Fee is to be paid by the applicants with certified funds at the time the applications are submitted.
Only two applicants combined income are required to meet the income requirement. Applicants must be 21 years old to qualify.
Persons
retired and living with a qualifying relative do not have to meet
guidelines, but must complete an application. Physically challenged and
children under age 18 living with an immediate parent don’t have to
qualify.
Processing: Applications are processed in the order in which they are received.
Processing will normally be completed within 24 hours. This can be
longer if a complication arises such as difficulties contacting your
past landlords. We will review a credit and criminal background report,
verify your employment or income, and check with any current and past
landlords you have rented from. As a representative of the Owner of the
property, we must act in their best interests and will choose the best application
if more than one has applied. Our minimum screening procedure includes
employment, income, credit check, and landlord references. It may
require up to 2 business days to process your application.
Qualifying: All applicants must meet credit and Landlord guidelines for occupancy
must have good landlord references unless applicant has just sold his
or her home. References must be for six months or more within the last
18 months, to be considered with good credit. Relatives are not
acceptable as rental references. A felony on your record is an
automatic decline.
Qualifications for properties vary depending on the individual property owner’s instructions to us. However, in most cases, the following is reviewed:

must have good landlord references unless applicant has just sold his
or her home. References must be for six months or more within the last
18 months, to be considered with good credit. Relatives are not
acceptable as rental references.
- Income; Only two applicants combined income are required to meet the income
requirement. Applicants must be 18 years old to qualify. Persons
retired and living with a qualifying relative do not have to meet
guidelines, but must complete an application. Physically challenged and
children under age 24 living with parent don’t have to qualify. Income
should be 3 times the amount of the rent of the property they are
trying to rent. Unemployment is not considered for qualifying.
Negative
credit is only considered if there is extenuating circumstances and
approved by property manager and owner. Good landlord history is a must.
Approval: After an application is approved, we will contact the applicant within
three days and set up a lease signing appointment (any other
applications on the same property will be held). If no deposit
has been received within 24 hours of approval, the property will return
to available status and any other application on file will be
considered.
Applicant
may pick up the keys 3 days prior to move in. Rent is due on the 1st of
each month. Rent is late at Noon on the 4th of each month, no
exceptions. A late fee of $175.00 will be due on the 4th plus $10.00 for each additional day until rent is paid.
An applicant can be automatically disqualified if:
- any of the applicants have ever been evicted.
- there is any money owed to a previous or current landlord for any reason (and restitution has not been made).
- any of the applicants are in the process of declaring bankruptcy, and the filing and judgments are not finalized.
- the applicant receives a poor reference from a previous landlord.
- the applicant has ever been convicted of a felony, arson, or a sex offense.
Section 8 Housing is accepted, unless otherwise noted in the
description of the Current Rental Availability Listing. Section 8
Housing does not assist tenants with the security deposit. If you
are on Section 8, the unit you choose must be inspected and approved
before Housing will subsidize you. Section 8 does not set the
rent, we do. We will not hold a unit while waiting for your case
worker’s approval, and your security deposit will not be refunded if
the unit is declined by housing. We strongly recommend that
you contact your case manager as soon as you choose a unit.
